  • How much will I earn renting out my property?
    Income is based on the size of your property, its amenities, location, and what listing features you want to make active in order to get your listing booked more. Generally speaking home owners earn about 2 times their normal rental income. Some properties are able to earn 3 times the normal market rental value.
  • Do I need to hire a cleaning company?
    MAXIMIZE/WOCOHO will take care of everything from start to finish. We make sure your property is always in pristine condition for your next guest to enjoy.
  • How long before my property gets booked after the listing is published?
    We aim to get your property rented on the same day. You can rest assured that you will have at least an 80% occupancy on any given month.
  • Will I be able to change the settings on my Airbnb account?
    No, hosts may not change any settings on their Airbnb account. This includes: minimum length of stay, price per night, security deposit, booking request settings, check-in / check-out times. These settings are controlled internally by our Marketing team but we can adjust it accordingly if you notify us.
  • What’s included with your housekeeping service?
    MAXIMIZE & WoCoHo’s network of local partners are hand picked by our home consultants and verified for professionalism and reliability. Our housekeeping partners provide pristine cleaning services, bed-making, fold and wash all linen, and replenish amenities such as toilet rolls, shampoo and shower gel, tea, coffee, etc.
  • What happens to my existing bookings if I am switching from another management company?
    WoCoHo has dealt with numerous hosts that have switched from other property management companies, so this is a process we are very used to. Our home consultants will happily manage any existing guest bookings and incoming guest communications, as long as we can get the right access to your property in the right time frame.
  • Which of my personal belongings can I leave in my home?
    We always recommend that items of high monetary or sentimental value be removed from your home for safe keeping and peace of mind. We encourage hosts to leave decor and paintings in the home as these help to create a welcoming environment.
  • I'm not convinced with the variable pricing options, what else do you offer?"
    Not convinced, not a problem! We also offer a Fixed Pricing option where we fully manage your property and give you a payout of a set rate each month.
  • How is my property priced?
    WoCoHo provides dynamic pricing for every property that is under our management and is designed to ensure that your property always stays booked at the max possible price. To price your home accordingly, our marketing team will start by analyzing in-depth all comparable rental properties in the area your property is located. Our dynamic rate software will then continue to optimize your property’s rates on a daily basis by accounting for a various number of factors including occupancy, seasonality, and fluctuations in demand.
  • I have more than 1 property, can I receive a discount towards the monthly management fee?"
    Yes, however it is determined by the location of your properties as well as the amenities provided.
  • What happens if my property doesn’t get rented?
    This scenario is highly unlikely to occur. WoCoHo offers a guaranteed monthly rate of the market value which will be directly deposited to your bank account. Please note that if any natural disasters happened and a result caused your property not to be rented, we will not cover the rent for the month.
  • Will I need to furnish my property?
    Yes & No. If you have not already done so or if you recently bought an investment property, WoCoHo’s interior design team can provide various styles for you to choose from and fully furnish your home to make it highly appealing in order to maximize your rental earnings. After all, first impressions are what initially determines if your listing will receive bookings. If you chose the option where you receive a guaranteed set rate each month, than we would furnish the property.
  • How many months does it take for me to break even and start profiting?
    This depends on whether your home was furnished already and how much you actually invested in your home to get it in a rentable condition. Generally speaking, if you spent $10,000 to furnish your home and your home is owned free and clear, you will break even after the third month into our partnership. We are able to determine this time frame by taking into consideration, furniture purchased, utilities, maintenance and any other expenses needed to start the rental process.
  • How do you help with guest communication?
    WoCoHo manages all pre- and post-stay communication with your guests. This includes booking confirmations, payment notifications, check-in instructions and review requests. We also communicate directly with our housekeeping service when a new booking is made, and contact our local property manager if a guest reports an issue that needs in-person attention.
  • Can I still enjoy my home for personal use?

    Of course! You are free to block your calendar by notifying one of our Vacation Rental Advisors. You can request to block out dates for any personal use, at any time, as long as your property is available during your desired dates. However, if you’re planning to use your home for the majority of the year, our service might not be the best fit for you.
  • How do we get started?
    - To get started, speak with a Vacation Rental Advisor and complete a brief homeowner form, which helps us determine if WoCoHo can be a good fit for you. - You’ll then sign up by agreeing to our terms and conditions, providing some details about your property, and setting your direct deposit account so we can send guest payments directly to your bank account. - Once we get all the paperwork out of the way, one of our Listing Managers, will go over a detailed call. This is where we get all the information on all the details that there is to know about your property so that we can properly transfer inquiries and answer questions on your behalf. - Afterwards, we’ll set up an appointment with one of our professional photographers. This is provided to you at no charge, but we do ask that you follow the steps for preparing your property to ensure we get great results. - Once the photos are uploaded, We’ll forward all your property details to our Marketing Team, who will create a professionally optimized listing for your property, that will include professional photos, an enticing description of all the property details, and dynamic nightly rates. - Once we are finished creating your listing, we’ll have you examine it for final approval. If you love your listing, we’ll get right to it and start answering any inquiries and confirming reservations so that you can start generating income from your rental property. The entire process takes about 5-7 days.
